What happens
You decide what isn’t working, how you want to use the home and which changes matter most. Writing a short brief — rooms, must-haves, nice-to-haves and a realistic budget range — makes every later conversation faster and more useful. Collect photographs or reference projects you like.
Who is typically involved
Usually just the household. Some people also speak to an estate agent, a mortgage adviser or a builder at this point for a reality check on cost and value.
What to prepare
A written list of priorities, a rough budget range including a contingency, and a note of any constraints you already know about — access, a listed building, a conservation area or a shared boundary.
